Energy Performance Certificates

With certain exceptions, from the 14th of December 2007 any existing dwelling offered for sale must have an Energy Performance Certificate (EPC). This is one of the components of a Home Information Pack, but EPC's are also required by the European Directive for the Energy Performance of Buildings (EPBD).

The Government has also announced plans to extend the requirements for properties to have EPCs:

  • From 6 April 2008 EPCs will also be required for all new dwellings
  • From 1st October 2008 EPCs required for the sale or rent of all dwellings

By law, an EPC can only be prepared by a person who is accredited by one of four government-approved bodies. [At Castleton Energy Assessments we are accredited by NHER.]

We recognise that time is of the essence in marketing a property, and we normally aim to ensure that an EPC is available within 2 days of us accepting an instruction from a vendor or agent.
